Neighbourhood On Spotlight - Marlborough

Marlborough is a residential suburb in Harare in Zimbabwe, about 10 km North-West of the city center. It lies between the roads leading to Chinhoyi & Mazowe (Lomagundi Road and Second Street Ext respectively). It is bordered by Mabelreign, Bluffhill, Westgate and Emerald Hill, etc

Marlborough is one of the oldest suburbs in the capital city of Harare. It is believed to have started out as a farm together with Highlands, Borrowdale, Avondale, Hatfield farms among others which were later on subdivided to form the main suburbs/districts within the capital.

A recent publication cited Marlborough as one of the best buys for residential properties in Harare. For buyers who want to be closer to the New City in Mt Hampden without being too far from Harare and many other services it has to offer, Marlborough came out as one of the best options.

Potential price growth, regeneration potential(visible signs of regeneration in many upcoming and complete cluster developments), security(gated communities are offering improved security, availability of water(underground water availability), transport links (Marlborough is connected by major Roads such as Second Street Extension, Mountbatten Drive, Harare Drive, Lomagundi) and local services & amenities(coming up on the stretch of Harare Drive from Alpes Road to Lomagundi) are some of the major attractions.

Commercial activities are now gathering pace along Harare Drive, in Mt Pleasant Heights, Westgate and Pomona with the creation of commercial hubs such as on Corner Alpes Road & Harare Drive and Sumber mixed-use development in Mt Pleasant also along Harare Drive. Densification is now happening in Marlborough due to its strategic location following the jobs and services being created within these areas. 

Schools in the area include Marlborough High School and Marlborough Primary School. The Standard Chartered Bank Sports Club is also situated in the neighbourhood.

There is a wide range of properties available for sale and for leasing in Marlborough from Flats & Apartments, Residential & Commercial Land, Residential Houses & Clusters and Commercial Properties. Houses on an average size of one-acre land size are usually on demand for subdivision purposes and prices range from USD130 000-200 000 depending on the size of land and strategic location advantages. 

Residential land for clusters averages USD60-70/m2 for stand sizes between 300m2 to 500m2 and $25/m2 for bigger land sizes above 2500m2.

Apartments, usually in well secured gated communities start from around USD80 000 at shell level to around USD125 000 for complete and modern units. Rentals for the apartments average USD800 with some high end going for as much as USD1 500 per unit per month.
