Neighbourhood On Spotlight - Avondale

Avondale is an affluent suburb northwest of Harare located just about 3.5 kilometres from the city centre. It is one of the earliest suburbs established in Harare in 1903.

Avondale was previously a dairy farm named after Avondale, County Wicklow, Ireland, the home of the 19th-century Irish politician Charles Stewart Parnell. It was later on incorporated into Harare Municipality in 1934.

Avondale is bordered by Avondale West, Emerald Hill, Mount Pleasant, Greencroft, Avonlea, Belgravia and Strathaven. The first official marriage ceremony in Zimbabwe took place on Avondale farm in 1894.

Since Independence Avondale has gone through significant changes from a residential area to a  commercial hub. A new Shopping Complex (Riverside Shopping Mall) was built close to the

Shopping Centre.

The old Shopping Centre has witnessed several renovations and upgrading of retail space, bars, restaurants, offices and functions venue.

The residential side has also witnessed regeneration with modern garden flats/townhouses coming up from every corner.

For retail and commercial offices, the regeneration managed to attract big brands such as Food Lovers Market, Mugg and Bean, Simply Asia, Ocean Basket, etc.

Avondale is also home to offices of a number of regional and international organisations and countless diplomatic missions.

Schools in the area include Twin River Primary School, Avondale Primary School and Hilbright Science College.

Avondale is closer to Zimbabwe's major referral hospital (Parirenyatwa Group of Hospitals), serviced by numerous medical service providers and Financial services firms such as ZB Financial Holdings have set up their head office in the area.

There is a wide range of properties available for sale and for leasing in Avondale ranging from Flats & Apartments, Residential & Commercial Properties and Cluster Apartments. Properties on land sizes ranging from 2000m2-4000m2 are usually on demand for redevelopment or change of use for commercial purposes. Prices range from USD200 000-450 000 depending on size of land and strategic location advantages. 

Apartments, usually in well secured gated communities, start from around USD125 000 to around USD250 000 for complete and morden units. Rentals for the apartments averages USD800 with some high end going for as much as USD2 000 per unit per month.
